and additions are right for you?

More than 60% of homeowners who visit www.remodelormove.com are interested in remodeling or adding a bathroom. When does it make sense to go ahead with your plans, and when should you consider other options?

Three situations when you should move ahead with your bathroom remodel or addition and not look back:

You have a one-bathroom home in an area that mostly has homes with two or more bathrooms. A second and even a third bathroom are among the most common requirements buyers have when looking for a new home. As a proud owner of a one-bathroom home, you should feel confident that it's a good investment to add a bathroom if other homes in your neighborhood have two or more. If you use good sense in the design and placement of your bathroom, you can at minimum recover your costs and even make some money when it comes time to sell your home.

Your bathrooms are an eyesore. Living with a bathroom that has broken fixtures, ugly stains and unreliable plumbing can be miserable. In this case an appropriate remodel is a good investment of your time and money, even if you will be staying in the home just a few more months and then moving. An appropriate remodel is one that results in a room that fits the scale and style of the entire home, not one that is too large or results in a completely different look and feel. You should also use the appropriate quality of materials, not significantly cheaper or more expensive than the rest of the house.

You really like your home overall but don't like your bathroom's style, size or features. At a certain point your tastes can dictate remodeling or adding a bathroom, even when it may not be the best financial investment but just makes you feel better. Make certain that you really do like the rest of the home, the location, floor plan, yard, etc., because if you don't, it may be smarter to move than to fix anything. You should also accept that it may not be a great investment. It is possible to remodel a bathroom and not have your home appreciate in value at all. This is the case if you are changing the style of a perfectly good bathroom.

Two situations to consider carefully before taking the plunge into a bathroom remodel or addition:

You will stay in the home for less than two years, and the bathroom you are considering remodeling is in acceptable condition to most people. Bathroom remodels can take several weeks. They are generally intrusive, and unless you are going to live in the home for several years and enjoy the results, it may not be worth living through the inconveniences.

You already have the largest and nicest home in the neighborhood. If you are considering adding a fourth bathroom to your three-bathroom, four-bedroom home, and most of the homes in your neighborhood have just two bathrooms and three bedrooms, you should think twice. You may be building a home that is more desirable, but many buyers who are attracted to your home will prefer a neighborhood with homes of similar size. In this case, your addition may not add anything to the value of your home.

Now that you've made up your mind, take the next step. If you are going to remodel, organizing your project for success is important. Whether you hire a general contractor or do the work yourself, you will have a lot of decisions to make and records to maintain for taxes, warranties and budgeting.
